What are home measurement services?

Home measurement services are just what they sound like: Based on your requirements, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How does a measurement service work?

During a floorplan service, an appraiser takes measurements of your home or property with a measuring tool — either a tape measure or laser measuring device. As they move around the property, they notate the layout of the rooms and other features, like stairs, patios, and pantries. They might sketch the property. Then, the appraiser creates a report and a more detailed floorplan showing the total living area and the overall layout of the house. The resulting report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are floorplan services needed?

Challenging real estate taxes

Property tax records often reflect incorrect area of a property because the values can come from several sources, and sometimes go unproven — meaning you may be paying for more square footage than you have! Unless a certified appraiser has performed a recent evaluation or home measurement service on your property (after any updating that might have affected square footage), you'll need an appraiser to perform a measurement service before challenging your taxes. An appraiser verifies the accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your property is worth.

Marketing a home or property

A home floorplan service can secure a fair price for your property. Living space is one of the most important factors potential buyers look for when purchasing a home — but since square footage values are frequently estimated rather than accurately measured, your property listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price of your home, but possibly even the number of interested buyers. The only sure method of using a definitive GLA when listing your property is to reference a recent appraisal or home measurement service performed by a certified appraiser (after any updating that may have affected square footage).

For agents

To ensure that your client's property sells at a price that appropriately reflects market value, we suggest requesting a floorplan service for the property. Clients, and potential buyers, will appreciate your thoroughness, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A measurement can also be an excellent marketing tool to entice potential buyers since they can see the layout and attributes of the house before and after a showing.
